Ed Warmoth

You will find within these pages the description of a man with integrity and grit, one who does not trail with the pack but takes the lead. Someone who is motivated from within and achieves what he sets out to undertake. As a manager, Ed sets the example by leading from the front line. His genuine concern for the welfare of his crew members, coupled with a hands-on understanding of what it takes to get a job done properly, has made him a successful team builder throughout his career.

Ed's philosophy: "It is through the balance of hard work and dedication to the giving of one's self that a man is made complete."

From the time Ed was a young boy, his father reared him with a moral framework and a strong work ethic. Ed's father was among the first in the U.S. Navy to transition from Enlisted status to Non-Commissioned Officer. Upon retiring after 21 years of service to our country, he continued to serve others as a Full Gospel Pastor. He instilled within his son an unwavering self-confidence and a purposeful determination to tackle any task successfully, using resourcefulness and ingenuity.

Construction -- the early years

Throughout his childhood, Ed had a passion for building and fixing things. Beginning his construction career as a Carpenter's Helper, Ed was fortunate to learn the art of fine building from genuine craftsmen. Working under those elder tradesmen gave him an appreciation for accuracy and attention to detail that has never left him.

Licensing

Ed first obtained his Contractor's license in 1993, at the suggestion of a building inspector during a framing inspection. The inspector told Ed, "You should consider getting a Contractor's license -- we need more builders like you." Ed followed the advice, and learned later that this inspector had an unsurpassed reputation throughout Central Florida for being hard on contractors. Ed has held an active license in good standing in the State of Florida, upgrading in 2002 to Certified General Contractor (CGC1504324). He is qualified to build in more than 40 states.

In the aftermath of the September 11, 2001 terror attacks, the company Ed was serving as Director of Operations collapsed. Ed and his wife (whose background includes Mass and Corporate Communications and Business) founded Conquest Contracting in August 2002. Since then, Ed has led the company's work for the clients listed in the brochure above, and many more, continuing to build new relationships along the way.

Ed has always worked closely with his clients, often performing the duties of the Client's Construction Manager. He typically enters a project at the conceptual stage, designing or assisting in the design the project, and negotiating each contract before constructing the finished product. The overwhelming majority of Ed's contracts have been negotiated, a testament to the trust his clients place in his expertise and judgment.

Some clients have utilized Ed's talents in the capacity of Owner's Representative, helping them develop Business Pro Forma to determine project viability before land acquisition. This involvement in the due diligence cycle gives Ed a skill set uncommon to most General Contractors and a deeper understanding of his clients' needs and perspectives.

Owner's Representative Experience

Having worked as the Owner's Construction Manager, Ed has extensive experience with the pre-construction phase of projects. Working with national, multi-brand restaurant companies took Ed across much of the United States. While managing multiple concurrent projects across several states, Ed learned to work with virtually any building department, zoning board, development committee, or health department. Though Ed has always worked in an open-shop environment, some projects have been performed in cooperation with local unions.

Fast-Track: Ghirardelli Downtown Disney

Ghirardelli -- Downtown Disney

Ed is accustomed to working on projects that are fast-track, high-profile, open-store remodels in high-traffic areas. One such project was the Ghirardelli Chocolate Soda Fountain in Downtown Disney. Conquest Contracting performed a full remodel of the facility (including two additions) in just 26 days. Ghirardelli approached Conquest seeking to increase sales while updating their store. Ed performed a flow study and worked with a local architect to rebuild the product prep line, customer POS queue, and pick-up area to increase productivity and customer flow. The resulting increase in sales well exceeded the desired 15% goal, while greater efficiencies in the new prep line also produced a 55% reduction in staffing.

Aviation, Institutional, and Executive Advisory

From 2017 through 2023, Ed led a significant engagement with the Greater Orlando Aviation Authority (GOAA), performing projects at Orlando International Airport ranging from the 26-acre Quick Turnaround Rental Car Facility ($33M) and the complete renovation of all guestrooms and corridors in the Hyatt Regency at OIA. Ed also constructed the LYNX Paratransit Maintenance Facility (a 26-acre greenfield project for the Central Florida Regional Transportation Authority) and provided pre-development services for the Four Corners Mixed-Use Development, a $250 million project in Central Florida.

His project portfolio now spans aviation, five-star hospitality, healthcare, institutional, government, and restaurant sectors, with construction values reaching $250 million on a single engagement. A partial project record is available on the Projects page.

Ed now offers focused consulting engagements for construction companies, GCs, developers, and project owners whose projects are running over budget, behind schedule, or coming apart between the field and the office. Through Conquest Ops, he provides a structured two-session diagnostic engagement, arriving with a informed thesis from your intake materials and delivering a plain-language report and 90-day recovery plan within one business day of the final session.

Ed also serves as an Educator and Coach through the Construction Project Management Institute (CPMI), teaching systematic construction project management to working professionals. When fully developed CPMI will provide certification for Systematic Construction Project Management™ studies.
